India’s branded residences market has reached a value of INR 92,000 crore (USD 9.7 billion), making it the largest in the Asia-Pacific region. This market value represents 21% of the Asia-Pacific region’s total branded residence value of USD 45.3 billion, despite India accounting for only 15% of the region’s units. Vietnam follows India with a market value of USD 8 billion.

These findings come from the third edition of the report titled The Landscape of Branded Residences in India by NOESIS Hotel Advisors. The report was launched at The Branded Residences Summit 2026 (TBRS 2.0), held on October 7–8 at JW Marriott Mumbai Sahar. The summit, presented by Amavi by Clarks and curated by NOESIS, brought together 350 delegates, including 250 developers, 28 Indian and international brands, more than 50 speakers, and representatives from six banks and investment funds involved in financing Indian real estate. The event featured 19 sessions examining the commercial, financial, and operational considerations involved in developing branded residences.

Market Growth and Expansion

The report tracks 47 confirmed projects and projects an increase to 85 by 2028 across 28 markets. It records 10,452 homes across 38 operational or launched projects. Supply increased 3.1 times in 2025, rising from 1,015 to 3,181 units, with 5,156 homes launched since January 2025—twice the combined number launched during the preceding seven years.

Annual transaction value has grown at a compound annual rate of 49% since 2019, with INR 47,278 crore transacted since 2018. Buyers have absorbed 68% of the branded residential supply launched to date.

Pricing and Premiums

Branded residences command an average premium of 32% over comparable projects in the same catchment. Pune records the highest premium at 44%, followed by Kolkata at 42%. NOESIS founder and chief executive Nandivardhan Jain noted that the premium depends on project feasibility, positioning, and the suitability of the operating partner rather than brand recognition alone. He highlighted the relationship between faster sales, earlier collections, lower construction-period debt requirements, and project returns.

Future Trends and Development

The next phase of development is expected to extend beyond major metropolitan markets. NOESIS projects that the number of confirmed projects will rise to 85 by 2028, spanning 28 markets. The share of projects outside metropolitan centres is expected to increase from 8% to 45% of the next development wave, with locations including Goa, Alibaug, Rishikesh, Bhubaneswar, and Mohali.

The report also notes that India’s ultra-high-net-worth individual population has reached 19,877, an increase of 63% since 2021.

The report identifies a difference between India’s branded residences market and global trends: non-hospitality brands account for 73% of branded residential units in India, compared with approximately 20% globally. NOESIS expects hospitality groups to narrow this gap over the next 24 months.
